Booking Terms and Conditions
Innspired Stays | Version dated 29 September 2026
1. Who we are and what these terms cover
Innspired Stays is the trading name of Innspired Property Ltd, registered in England and Wales under company number 15985743. Our registered office is 4 Crecy View Place, Tackley, Kidlington, Oxfordshire, England, OX5 3FJ. Our correspondence address is 4 Crecy View Place, Tackley, Kidlington, Oxfordshire, England, OX5 3FJ. Contact us at innspiredstays@gmail.com or
07808 541994
These terms apply to direct accommodation bookings with us through www.innspiredstays.co.uk, our booking engine, email or telephone. They cover the property and dates specified in your confirmation. Property-management services for landlords require a separate agreement.
2. Making a booking
The person booking must be at least 18 and authorised to book for everyone in the group or the named organisation. Give accurate contact details, guest numbers and any requirements that could affect whether the accommodation is suitable. Please share the house rules with everyone staying.
A booking is accepted when we issue written booking confirmation after any payment required at booking has been received. An enquiry or automated acknowledgement alone is not acceptance. Please check your confirmation and tell us promptly about errors.
The property description, price, rate-specific payment and cancellation rules, disclosed house rules and these terms form the agreement. A clearly disclosed rate-specific rule takes priority over a general rule on the same subject. Changes after acceptance require agreement, except where law requires otherwise. Third-party platform bookings are subject to the terms supplied for those bookings; these direct-booking terms do not retrospectively replace them.
3. Prices and payment
The total price and any mandatory fees and applicable taxes are shown before you commit. Optional extras are charged only if you agree to them.
Payment schedule: Full payment is due when booking, including last-minute bookings, unless we agree a different written schedule before acceptance. Any agreed instalment schedule will state amounts and due dates in the confirmation. The accepted payment methods are those offered at checkout or agreed in writing. Card payments are processed through Stripe. Do not send card numbers or security codes by email.
If a payment is overdue, we will contact you and give a reasonable deadline to resolve it before cancelling, allowing for how soon the stay begins. Any resulting cancellation charge is subject to section 4. A pricing error does not give us an unrestricted right to change an accepted booking; we will contact you to agree a resolution.
4. Cancellations and booking changes
To cancel or request a change, email innspiredstays@gmail.com with your booking reference. The time we receive your cancellation determines the applicable charge. We will acknowledge receipt; please phone if you do not receive acknowledgement. Deadlines use the confirmed check-in time and the local time at the property.
Moderate — stays of 1–27 consecutive nights. Cancel at least five days before check-in for a full refund, including taxes. If you cancel later, you pay for nights already stayed, plus one additional unused night at its full rate, plus 50% of the price of the other remaining unused nights. The balance is refunded, with a proportionate refund of taxes.
For stays under 28 nights, you can also receive a full refund, including taxes, by cancelling within 24 hours after confirmation, provided your reservation was confirmed at least seven days before check-in.
Firm — stays of 28 or more consecutive nights. Cancel at least 30 days before check-in for a full refund, including taxes. If you cancel later, you pay the full price of nights already stayed plus the next 30 unused nights in the reservation, and receive a full refund of taxes. If fewer than 30 unused nights remain when you cancel, you pay for all those remaining nights, in addition to nights already stayed, and receive a proportionate refund of taxes. Any unused accommodation beyond the 30 additional nights is refunded.
No-shows and early departures follow the applicable Moderate or Firm rules above. If you do not arrive or contact us, we treat cancellation as received at your confirmed check-in time. Tell us promptly if you intend to arrive late. For an early departure, the time we receive your cancellation determines the remaining nights. No night is charged twice, and accommodation charges cannot exceed the price of the nights originally booked.
Unused optional extras and cleaning charges where cleaning has not been provided or reasonably incurred will be refunded. Tax refunds are subject to any adjustment required by applicable tax law. Charges for unused accommodation will not exceed our direct net loss after taking account of reletting and saved costs. We will take reasonable steps to reduce that loss and refund amounts exceeding it.
We initiate any refund due within seven calendar days after cancellation or agreement of the amount, normally to the original payment method. Your bank or payment provider may take additional time. Date changes, extensions and guest substitutions require agreement and depend on availability; we explain any price difference before you agree.
These rules apply to direct bookings. Platform bookings follow the cancellation terms accepted on that platform. For accommodation supplied for specific dates other than for residential purposes, the usual 14-day distance-contract cancellation right generally does not apply. Other statutory rights remain.
5. If we cannot provide your stay
If we need to cancel or materially change the booking, we will tell you promptly. You may accept a suitable alternative offered by agreement or receive a refund for accommodation and agreed extras we cannot provide. We will not substitute a different property without your agreement.
If circumstances beyond our reasonable control affect your stay, we will explain what has happened and take reasonable steps to reduce the disruption. This does not automatically entitle us to retain payment for services not provided or remove any rights you have under applicable law.
6. Arrival and departure
Standard check-in is between 15:00 and 20:00 and check-out is by 11:00, unless different times are agreed in writing for your booking. Please tell us your expected arrival time and contact us if delayed. Early check-in or late check-out requires agreement; any charge will be disclosed first.
We will provide access instructions before arrival once the agreed booking requirements have been met. Any identity checks must be proportionate, explained before booking and handled under our privacy policy. At departure, return keys as instructed, secure the property and leave it reasonably tidy. Ordinary cleaning is included unless the pre-booking price information clearly states otherwise.
7. Occupancy and house rules
Do not exceed the confirmed maximum occupancy or allow unapproved overnight guests. Use the property lawfully, respect neighbours and follow the reasonable property-specific rules supplied before booking. Do not hold parties or events without our written agreement, smoke indoors, interfere with safety equipment or use the premises for unlawful activity.
Pet policy: Pets are accepted only with our prior written agreement at properties described as pet-friendly. Tell us the type and number of pets before booking. We will disclose any pet charge before you commit; no undisclosed pet charge will be added afterwards. Contact us about assistance animals and accessibility needs so we can discuss suitable arrangements consistent with applicable equality law. Children must be appropriately supervised.
We may require a serious breach to stop and, where appropriate, allow a reasonable opportunity to put it right. An immediate response may be necessary where there is a serious safety risk or unlawful activity. Any termination, access or recovery of possession must follow applicable law; refunds and charges will reflect services provided and actual loss, rather than automatic forfeiture.
8. Damage and security deposits
Security deposit arrangements: We do not collect a routine security deposit or place a routine damage-deposit hold on your card. This does not remove responsibility for evidenced damage under this section. Any deposit requirement must be disclosed before booking. A deposit is separate from an advance payment for accommodation.
Tell us promptly about damage or missing items. You are responsible for reasonable, evidenced losses caused by your or your group’s deliberate acts, negligence or breach of the agreement, excluding fair wear and tear and pre-existing defects. This may include necessary additional cleaning or replacement keys. We will explain any proposed charge, provide supporting evidence and allow a reasonable opportunity to respond. We will not charge twice for the same loss or impose punitive flat fees. Any payment collection must follow the agreed authorisation and applicable rules.
9. Maintenance and problems during your stay
Please report faults or concerns promptly using our contact details so we can try to resolve them. We will agree reasonable access for repairs, inspections or agreed services, giving notice where practicable; urgent access may be needed in an emergency, subject to applicable law. We will explain significant disruption and discuss appropriate remedies.
We provide our services with reasonable care and skill. Nothing here excludes liability for death or personal injury caused by negligence, fraud, or any liability that cannot lawfully be excluded. Consumer rights and remedies remain unaffected. Please take reasonable care of belongings; we remain responsible where loss is caused by our breach or negligence.
10 Longer stays complaints and applicable law
Longer and corporate stays may require additional written terms agreed before booking. Extensions are not automatic. The legal status of occupation depends on the facts and applicable law; these terms do not remove tenancy or other statutory rights.
Send complaints to innspiredstays@gmail.com with the booking details and the resolution sought. We will investigate and respond within a reasonable time. Personal information is handled as described in our Privacy Policy available through our website footer or on request by email.
English and Welsh law governs these terms. Consumers retain any mandatory protections and rights to bring proceedings in courts available under applicable law, including their home jurisdiction where entitled. The version accepted when booking applies to that booking; later website updates do not retrospectively change it.
